Dhaka, the capital city of Bangladesh, is experiencing a rapid population growth since its independent in 1971. The resultant effect is the inevitable expansion of the city into the metropolitan fringe with an intensive land use conversion, from rural agriculture to urban industrial, institutional and residential uses. Absence of systematic approach for such development and lack of proper guidance occurs in the fringe areas. The major development works in these areas are carried mostly by individual household and private developers. Haphazard and irregular growth, environmental pollution, traffic congestion, unsanitary situation and chaotic uses of land are considered as the major problems of the eastern fringe area. This study mainly tries to understand the role of individuals for residential development. Haphazard development should be controlled through initiating different measures and techniques.
